Calexico Development Projects Map

1.         Los Lagos is a proposed 500 acre mixed use development of approximately 1,132 single family homes on 256.3 acres; 768 town homes consisting of four-plex and six-plex models on 52.6 acres; 26.5 acres of commercial; 42.5 acres of community and neighborhood parks and lake; 24.7 acres for two (2) school sites; and 31.3 acres for retention basins.  The project is located at the northeast intersection of Highway 98/Birch Street and Dogwood Road.  The developer for this project is Westmount Properties, LLC (760-200-5989).

2.         Las Ventanas is a proposed 304 acre mixed use development of approximately 1,040 single family homes on 204.4 acres; 28.6 acres of commercial; 18 acres of community and neighborhood parks; 2 acres for a school site and joint use park; and 15 acres for retention basins.  The project is located at the northeast intersection of Highway 111/Imperial Avenue and Jasper Road.  The developer for this project is Westmount Properties, LLC (760-200-5389).

3.         Esmeralda Estates is a proposed 80.08 acre mixed use development of  approximately 293 single family homes (40.26 acres of 6,000 square feet lots); 1.66 acres of open area and pedestrian links; 18.28 acres of roadway dedication; 11.10 acres of easements; 3.36 acres of park; and 1.60 acres for a fire facility.  The project is located at the northeast intersection of Jasper Road and Meadows Road (and the Alder Drain and Canal).  The developer for this project is Westmount Properties, LLC (760-200-5389).

4.         Rancho Diamante is a proposed 1,035 acres mixed use development of 2,257 single family homes on 555.7 acres; 1,944 town homes on 136.2 acres; 32.3 acres of commercial; 43.9 acres of community park; 64.9 acres of schools; 37.9 acres of retention basins; and 164.1 acres of roadways and easements.  These uses will be oriented around a Village Center core and several community parks.  The project is located along the Jasper Road and Bowker Road corridors.  The developer for this project is Westmount Properties, LLC (760-200-5989).

5.         Calexico Mega Park (known as Scaroni Commercial and once the site of Calexico’s regional mall) is a proposed 157 acre mixed use development of commercial (highway and specialty); multi-family; 12 acres of regional retention basin; and 2.3 acres for an IID regional substation.  The project is located at the southeast corner of Highway 111/Imperial Avenue and Jasper Road.  The developer for this project is Westmount Properties, LLC (760-200-5389).

6.         Estrella Subdivision (Allied-Warral Properties) is a proposed 149.74 acre mixed use development of approximately 371 single family homes on 96.51 acres; 400 multi-family attached homes on 20.03 acres; a 12.94 acre school site; 6.05 acres of park.  The project is located at the northwest corner of the Central Main Canal and the future of extension of Meadows Avenue.  The developer for this project is Westmount Properties, LLC (760-200-5389).

7.         Venezia is a proposed 78.31 acre mixed use development of 249 single family homes on 6,000 square feet lots on 40.01 acres; 12.67 acres of commercial/retail; and 1.13 acres of commercial retention basins.  The project is located east of Highway 98/Birch Street and south of the All American Canal.  The developer for this project is Westmount Properties, LLC (760-200-5989).

9.         La Jolla Palms (Pacific Century Homes – Hearthstone) is a proposed 160 acre mixed use development of approximately 500 single family homes; and 22 acres of commercial.  The project is located at the northwest corner of Cole Boulevard and Meadows Avenue.  The developer for this project is Pacific Century Homes (760-482-2800).

10.       El Portal is a proposed 153 acres residential development of approximately 535 units of single family homes on 6,000 square feet lots; and a 13 acre school site.  The project is located at the northeast corner of Cole Boulevard and Meadows Avenue.  The developer for this project is McMillin Homes (760-336-2900).

11.       Santa Fe is a proposed 251 acre mixed use development of approximately 571 single family homes; 13 commercial lots; 127 PUD (planned unit development) lots; and four (4) condominium lots.  The project is located at the southwest corner of Jasper Road and Bowker Road.  The developer for this project is Mr. Clifford Douglas (760-353-3552).

12.       River View Condominiums is a proposed 24.5 acre mixed use development of approximately 352 condominium units; four (4) commercial lots; and large open space with swimming pool and tennis courts.  The project is located at the southeast corner of State Highway 98/Birch Street and the All American Canal.  The developer for this project is Dat U Joe (858-751-5942).

13.       Remington Condominiums is a proposed 20 acre development of 272 two-story condominiums with private gardens, assigned covered parking, a landscape retention basin park, swimming pool with cabana, tennis court, and a children’s play area.  The project is located at the south of Highway 98/Birch Street and approximately 1,000 feet east of Kloke Avenue.  The developer for this project is Dat U Joe (858-751-5942).

14.       Calexico 111 Center is a proposed 232 acre mixed use development of approximately 22 units of residential apartments on 5.8 acres; seven (7) units of mobile home park on 55.1 acres; 256 residential condominiums; 65.6 acres of commercial; and 58.7 acres of industrial.  The property is located at the southwest corner of State Highway 111/Imperial Avenue and Jasper Road.  The developer for this project is Mr. Wang Chang (650-373-2009).

15.       Towncenter Industrail Park is a proposed 133 acre industrial development of 48 industrial lots.  The project will provide the associated infrastructure including street system, water/sewer service and storm water retention.  The property is located at the northeast corner of Cole Boulevard and the Southern Pacific Railroad track crossing.  The developer for this project is Kevin Smith (858-751-5942).

17.       Las Palmas MobileHome Park is a proposed 324 mixed use development of approximately 600 single family homes ranging from 4,500 square feet to 7,000 square feet in size; and 73 acres of mobile home park; and/or a senior complex totaling 115 units comprising nearly 11 acres;  The property is located at the northwest corner of Bowker Road Cole Boulevard. The developer for this project is Mr. Albert Hamui (858-292-5185).

23        Calexico Gran Plaza is a proposed 173 acre commercial and retail development consisting of shopping areas along the Mexican Border west of Highway 111/Imperial Avenue on Second Street.  The project will consist of four commercial themed shopping areas all connected by a series of meandering walkways and a special vehicular thoroughfare which ties directly to Calexico’s Downtown District.  The developer for this project is the Charles Group (310-247-0900).

26        Palazzo Subdivision is a proposed 153 acre mixed use development consisting of 182 single family homes on 30.91 acres; 934 multi-family homes on 65.48 acres; 1.33 acres of commercial; 21.33 acres for parks; and 12.23 acres for retention basins.  There will be approximately 117.89 acres of total residential area.  The project is located north of the Central Main Canal, and east of Meadows Avenue. The developer for this project is Westmount Properties, LLC (760-200-5389).

27        Viva Calexico is a proposed 47 acres of mixed use development consisting of 9.4 acres of commercial uses and 39 single-family residential lots, averaging about 1/2 acre in size. The developer for this project is William R. thomas (760-353-8000).
