Development Projects

1.         Calexico Mega Park (known as Scaroni Commercial and once the site of Calexico’s regional mall) is a proposed 157 acre mixed use development of commercial (highway and specialty); multi-family; 12 acres of regional retention basin; and 2.3 acres for an IID regional substation.  The project is located at the southeast corner of Highway 111/Imperial Avenue and Jasper Road.  

2.         Estrella Subdivision (Allied-Warral Properties) is a proposed 149.74 acre mixed use development of approximately 371 single family homes on 96.51 acres; 400 multi-family attached homes on 20.03 acres; a 12.94 acre school site; 6.05 acres of park.  The project is located at the northwest corner of the Central Main Canal and the future of extension of Meadows Avenue.  

3.         Venezia is a proposed 78.31 acre mixed use development of 249 single family homes on 6,000 square feet lots on 40.01 acres; 12.67 acres of commercial/retail; and 1.13 acres of commercial retention basins.  The project is located east of Highway 98/Birch Street and south of the All American Canal. 

4.         La Jolla Palms (Pacific Century Homes – Hearthstone) is a proposed 160 acre mixed use development of approximately 500 single family homes; and 22 acres of commercial.  The project is located at the northwest corner of Cole Boulevard and Meadows Avenue.  

5.       River View Condominiums is a proposed 24.5 acre mixed use development of approximately 352 condominium units; four (4) commercial lots; and large open space with swimming pool and tennis courts.  The project is located at the southeast corner of State Highway 98/Birch Street and the All American Canal.  

6.       Remington Condominiums is a proposed 20 acre development of 272 two-story condominiums with private gardens, assigned covered parking, a landscape retention basin park, swimming pool with cabana, tennis court, and a children’s play area.  The project is located at the south of Highway 98/Birch Street and approximately 1,000 feet east of Kloke Avenue.  

7.       Calexico 111 Center is a proposed 232 acre mixed use development of approximately 22 units of residential apartments on 5.8 acres; seven (7) units of mobile home park on 55.1 acres; 256 residential condominiums; 65.6 acres of commercial; and 58.7 acres of industrial.  The property is located at the southwest corner of State Highway 111/Imperial Avenue and Jasper Road.  

8.       Towncenter Industrail Park is a proposed 133 acre industrial development of 48 industrial lots.  The project will provide the associated infrastructure including street system, water/sewer service and storm water retention.  The property is located at the northeast corner of Cole Boulevard and the Southern Pacific Railroad track crossing.  

9.       Las Palmas MobileHome Park is a proposed 324 mixed use development of approximately 600 single family homes ranging from 4,500 square feet to 7,000 square feet in size; and 73 acres of mobile home park; and/or a senior complex totaling 115 units comprising nearly 11 acres;  The property is located at the northwest corner of Bowker Road Cole Boulevard. 

10        Calexico Gran Plaza is a proposed 173 acre commercial and retail development consisting of shopping areas along the Mexican Border west of Highway 111/Imperial Avenue on Second Street.  The project will consist of four commercial themed shopping areas all connected by a series of meandering walkways and a special vehicular thoroughfare which ties directly to Calexico’s Downtown District.  

11        Palazzo Subdivision is a proposed 153 acre mixed use development consisting of 182 single family homes on 30.91 acres; 934 multi-family homes on 65.48 acres; 1.33 acres of commercial; 21.33 acres for parks; and 12.23 acres for retention basins.  There will be approximately 117.89 acres of total residential area.  The project is located north of the Central Main Canal, and east of Meadows Avenue.
